In today's market, where listings are at an all time low, it is important to think about the importance of who you pick to sell your home. Selling your home is your largest investment and the key is to maximize your equity and get you the most money for your home in the fairest and most ethical way.
The one thing I think most Sellers don't know is - you do NOT need a sign on your lawn to sell your home. Many of my Sellers choose not to have a sign because they prefer their neighbours not knowing and/or they want their privacy respected. Does it make a difference? I don't believe so.
Many homes I have sold without signs were found because the listing is on the internet and most buyers are internet saavy and go searching on the web before they ever reach out to a Realtor. The MLS listing will have right in the Brokers Notes, "No Sign on Property" and no one thinks anything of it. There are many reasons people don't want the signs, not just nosy neighbours. Maybe they have an "ex" that is stalking them and they prefer them not to know. Maybe due to their profession. Maybe they work odd hours or maybe the property is vacant and they don't want people who know that knowing it is for sale (squatters, breakins etc.)
A home with no sign, will sell for as much money as one with. You know who wants the Sign? The agent. They want the advertising. They want their name out there for all to see. The issue I find with many agents is they want it to be about them and not about the actual person selling. Check your ego at the door people !! This is about selling someone's largest investment, not about YOU.
Many times I get calls saying their agent isn't calling them back, or giving them feedback or having Open Houses and all these things are part of each individual agent and who you choose. WE all have our own thoughts on feedback and Open Houses. How often and when they should happen, if at all.
Pictures are worth a thousand words. Find someone who uses a professional photographer that makes your home show well but also show honestly. Don't stretch photos to make single car garage look like a double. That is just wasting everyone's time. Buyers don't want to go in when they pull up and Sellers have wasted their time cleaning up to have the appointment cancelled before even going in.
Work with an agent that will call you back, be honest and provide you the service you deserve. This is your largest investment and you deserve to be treated as such. I think 2020, we are going to see a busy market and you need to know you are being protected and informed along the way.
